Your budget is under $700k

Entry-level stock in Sydney at this price point is limited to apartments in outer suburbs with lower growth and higher body corporate costs. In Brisbane, Adelaide, or Perth the same budget buys a freestanding house in a growth corridor.

You need a positive cashflow property

Sydney gross rental yields typically sit between 2.5% and 3.5%. After mortgage costs, rates, and property management, most Sydney investment properties are negatively geared. If cashflow is a priority, you need a market with yields above 4.5%.

You are building a portfolio and already hold Sydney

Concentrating your portfolio in one city creates geographic risk. Adding an interstate asset with different economic drivers diversifies your exposure and often improves your overall yield.

Your borrowing capacity cannot support Sydney prices
